Welcome to Murmures. These General Terms govern every stay at our property located at Domaine de Grandchamp, 78230 LE PECQ, France. Full operator identification (legal form, SIREN/SIRET, VAT) is provided in Section 21 below. By confirming a reservation — whether through Airbnb, Booking.com, our direct booking platform, or any other channel — you acknowledge that you have read, understood, and agree to comply with these terms in full.
These terms complement the rental agreement generated at check-in via our automated check-in system (ChargeAutomation). In the event of any conflict between these General Terms and the rental agreement, the rental agreement shall prevail.
01Property and Accommodation
Murmures is a luxury guest house offering two independently accessible accommodations within the Domaine de Grandchamp estate:
- Private Suite: 58 m², maximum 4 guests
- Studio: 17 m², maximum 2 guests
The maximum occupancy for each accommodation is strictly enforced. Under no circumstances may the number of guests exceed the stated capacity.
02Check-in and Check-out
- Check-in: 3:00 PM to 10:00 PM
- Check-out: before 11:00 AM
Early check-in or late check-out may be arranged upon request and is subject to availability. Guests who have not checked in by 10:00 PM must contact us in advance to make alternative arrangements.
03Quiet Hours
Quiet hours are observed between 11:00 PM and 7:00 AM. During this time, guests are expected to keep noise to a minimum out of respect for other guests and neighbouring residents.
04Security Deposit
A security deposit of €590 is collected prior to or upon arrival. The deposit is fully refundable and will be returned within 48 hours of departure, provided that no damage, loss, or breach of these terms has occurred. Any deductions will be communicated to the guest in writing with supporting documentation.
05Payment and Pricing
For direct bookings, the full amount of the stay is charged immediately upon confirmation of the reservation, regardless of the check-in date. Payment is processed securely by credit or debit card via Stripe with mandatory 3D Secure authentication.
Displayed prices include all charges except the tourist tax (currently €2.60 per person per night), which is collected in accordance with applicable local regulations.
By confirming the reservation, the guest expressly consents to the tokenisation of the payment card used at booking. The card details are stored securely by Stripe solely for the purpose of processing the security deposit pre-authorisation described in Section 7 below.
Additional services (extra breakfast, etc.) are billed separately via a secure payment link sent after check-in.
06Cancellation Policy
All direct reservations are non-refundable. No refund will be issued regardless of the notice period, the reason for cancellation, or whether the guest fails to arrive (no-show). A no-show results in the full amount being retained without any refund.
In the event of a cancellation initiated by Murmures due to force majeure, essential maintenance works, or any other circumstance beyond the property's control, the guest will be offered a full refund or alternative dates, at the guest's discretion.
For reservations made through third-party platforms (Airbnb, Booking.com, etc.), the cancellation policy of the relevant platform applies.
07Security Deposit Pre-authorisation
In addition to the security deposit terms set out in Section 4, the following mechanism applies to direct bookings:
- A pre-authorisation of €590 is placed on the guest's card automatically before arrival. This is a hold, not a charge — no funds are debited unless damage is established.
- If no damage is reported within 48 hours of departure, the pre-authorisation is released and no transaction appears on the guest's statement.
- If damage is established, the pre-authorised amount may be captured in full or in part. The guest will receive a written notification with supporting documentation and photographs before any capture is made.
- Breach of contract: should the guest refuse or fail to allow the renewal of the pre-authorisation (for example, due to an expired card, a card block, or an opposition with the issuing bank), Murmures reserves the right to terminate the reservation and apply the cancellation conditions set out in Section 6 — that is, no refund will be issued.
- The card used at the time of booking is stored securely by Stripe for this sole purpose, in compliance with PCI DSS standards.
08House Rules
To preserve the quality and safety of the property, the following rules apply at all times:
- Smoking and vaping are strictly prohibited inside all buildings on the property.
- Parties, events, gatherings, and any form of group entertainment are not permitted.
- Commercial photography, filming, or video production requires prior written consent from the property owner.
- Pets are not permitted, with the sole exception of certified service animals accompanied by valid documentation.
- External visitors are not allowed on the property at any time during a guest's stay.
- The property does not accommodate persons under the age of 15.
- Children must be supervised by a responsible adult at all times and may not be left unattended anywhere on the premises.
10Liability and Safety
The property accepts no liability for personal injury, loss, or damage to guests' belongings where safety guidelines have not been followed. Guests are responsible for their own safety and for ensuring that all members of their party comply with the rules of the property at all times.
11Cleanliness and Housekeeping
Guests are expected to maintain the accommodation in a reasonable state of cleanliness throughout their stay. Upon departure:
- Remove outdoor shoes upon entering the accommodation. Birkenstock slippers are provided for indoor use.
- Food and beverages may only be consumed at the designated dining area.
- All dishes must be cleaned and put away.
- No food residue should be left on surfaces, counters, or appliances.
- Dirty laundry should be placed in the laundry basket provided.
- Waste bins must be emptied into the designated outdoor containers.
Excessive cleaning requirements beyond normal wear and tear may result in a deduction from the security deposit.
12Equipment and Furnishings
All items provided within the accommodation — including but not limited to slippers, linens, bedding, towels, and toiletries — remain the property of Murmures and must not be removed from the premises. Any damage to or loss of property-owned items will be charged to the guest at full replacement value.
13Common Areas
- The shared lounge is accessible between 8:00 AM and 11:30 AM only.
- The front gate is locked at night for security purposes. Guests must not attempt to force, prop open, or obstruct the gate mechanism.
14Breakfast
Breakfast is served between 8:00 AM and 10:00 AM. Guests who wish to take breakfast must reserve their place by 11:00 AM on the day before. Unreserved guests cannot be guaranteed service.
15Guest Identity Verification
In accordance with French law, the identity of all guests must be verified upon arrival. Guests will be asked to present a valid identity document (passport or national identity card). This information is processed in compliance with applicable data protection regulations.
16Data Protection
Personal data collected during the booking process and throughout your stay is processed in accordance with the General Data Protection Regulation (GDPR) and French data protection legislation. Data is retained only for as long as necessary to fulfil the purposes for which it was collected, including legal obligations, and is securely deleted thereafter. For further details, please refer to our Privacy Policy.
17Right of Withdrawal
In accordance with Article L.221-28 of the French Consumer Code, the right of withdrawal does not apply to contracts for the provision of accommodation services where a specific date or period of performance is agreed upon. Accordingly, no reservation may be cancelled under the right of withdrawal provisions once it has been confirmed.
18Platform-Specific Terms
Where a reservation is made through a third-party platform (such as Airbnb or Booking.com), the cancellation policy, payment terms, and dispute resolution procedures of the relevant platform apply in addition to these General Terms. In the event of a conflict between platform-specific terms and these General Terms regarding cancellation or payment, the platform terms shall prevail. All other provisions of these General Terms remain in full force.
19Modifications
Murmures reserves the right to update or amend these General Terms at any time. The version in effect at the time of booking confirmation shall apply to that reservation. Material changes will be communicated to guests with confirmed future reservations where practicable. The date of the most recent revision is indicated at the top of this page.
20Consumer Mediation
In accordance with Articles L.616-1 et seq. of the French Consumer Code, Murmures designates the following consumer mediator for the amicable resolution of disputes. In accordance with the provisions of the French Consumer Code on the consumer dispute mediation process, after having contacted us and failing a satisfactory response, you may submit a free request for consumer mediation to:

Murmures has entered into a consumer mediation agreement with CM2C valid until 26 April 2029 (irrevocable three-year mandate), certified by CM2C — French non-profit association (Loi 1901) approved by the CECMC (French Commission for the Evaluation and Oversight of Consumer Mediation).
Guests may refer their dispute free of charge to this mediator after first attempting to resolve the matter directly with Murmures by means of a written complaint, and no later than within one year of such written complaint.

Murmures is operated as an Entrepreneur Individuel (EI) — the French legal form for sole proprietorship.

VAT status: Murmures qualifies for the small-business VAT exemption set out in Article 293 B of the French General Tax Code. As a result, VAT does not apply to the services invoiced (mandatory invoice mention: “VAT not applicable, Article 293 B of the French Tax Code”). The intra-community VAT number FR92 883 952 038 has been assigned by the French tax administration for identification purposes only and remains inactive as long as Murmures qualifies for the small-business exemption.
22Tourist Tax — Legal Basis
The tourist tax of €2.60 per person per night referred to in Section 5 is collected by Murmures on behalf of the competent local authority pursuant to Articles L.2333-26 et seq. of the French General Code of Local Authorities (CGCT — Code Général des Collectivités Territoriales). It is remitted in full to that authority and is not retained by Murmures.
Activity registration: the bed-and-breakfast activity at Domaine de Grandchamp in Le Pecq (78230) has been declared to the Mairie de Le Pecq pursuant to Article L.324-1-1 of the French Tourism Code. The declaration was endorsed on 5 June 2025 by Mrs Anne-Laure de Brosses, 7th deputy mayor of Le Pecq, by delegation.
Applicable rate: the rate of €2.60 per person per night applicable to non-classified tourist accommodation is set by deliberation of the competent local authority (Le Pecq Municipal Council or Saint-Germain Boucles de Seine Urban Community depending on competence transfer). Details of the deliberation in force are available on request from the Mairie de Le Pecq or on the official website of the local authority.

24Governing Law and Dispute Resolution
These General Terms are governed by and construed in accordance with the laws of the French Republic. Any dispute arising out of or in connection with these terms shall be submitted to the exclusive jurisdiction of the competent courts of Versailles, France.
In accordance with European Regulation No. 524/2013 on online dispute resolution, guests may submit a complaint via the European Commission's Online Dispute Resolution platform at ec.europa.eu/consumers/odr. In accordance with Articles L.612-1 and R.612-1 of the French Consumer Code, the consumer may also have recourse, free of charge, to a consumer mediation service for the amicable resolution of any dispute.
